I'll compare recent sales nearby and how long similar homes take to sell. Citywide averages won't tell us what a particular home is worth.

Confirm school assignments for the exact address with the district. For trails, check the nearest public entrance and the route from the home. A neighborhood name or map distance doesn't establish either one.

Ask for an itemized price that includes the lot, selected upgrades, and any community fees. Compare what each builder includes, the expected completion date, and any written incentive terms. I'll help you organize those details alongside existing homes.
